What does this service provide?
Our managed eviction services are designed to offer the fastest, simplest way for a landlord or property manager to conduct an eviction. The basic package offers a complete form set that you can fill quickly (enter the information once and it shows up on every form). The core package has that and also includes physical service of the notice, filing of the court paperwork, and returns (where court provides). The premium package has that and also takes priority over all other orders, received a dedicated agent you can contact, and upgrades service of process to rush orders.
How much time will it take to evict a tenant?
The exact time depends on the law and on court calendars. The average case takes 32 days end-to-end, but can be done between 25 and 45 days depending on other factors. Most states have mandatory waiting times after key steps (time after notice, time after filing, time after judgement, and time after writ of possession). These are legal requirements and no-one can make it faster. However, since our system is highly automated, we typically achieve same day processing as soon as the waiting periods are complete.
What will I need to do personally?
You will need to enter your case information and answer all court questions online (usually takes people 10-20 minutes) and eSign/Notarize the paperwork. This is all automated. Since we are not attorneys and are not a law firm, you will be required to answer questions yourself without our assistance, and, you or your agent will need to attend your court hearing by yourself. Finally, the day of the actual sheriff lockout, you or your agent will need to be present to assist the sheriff / move out items.
Will I need to go to court?
Generally, yes an eviction case does require a court hearing (in person) and, as described above, we are not attorneys and will not represent you in court. In ~75% of eviction cases, the tenant does not appear at the hearing and the judge awards a default judgment to the landlord. You may consider hiring an attorney, together with our filing service, or instead.
Should I get an attorney?
Our services do not replace the advice of an attorney. If you need legal advice about your specific situation, the legal process, or assistance with the trial in the case of a tenant who decides to contest your case, you can and should contact an attorney licensed in your state. We will not provide legal advice at any time. Some landlords contact an attorney to get advice, and then use this service to prepare and file their case on their own to save on costs.
Can I talk to someone before purchasing?

What's the refund policy?
In general, if you haven't used a service, you can get a full refund by contact our support team. However, we do not refund rejected filings, or other incomplete steps if they result from errors you make in preparing paperwork, or providing us instructions. We reserve the right to decline all refunds. and no refunds are guaranteed at any time. Digital products are also not eligible for refunds after purchase.
What is the No Delays Guarantee?
For the premium package, the No Delays Guarantee starts from the day you complete all questions and paperwork in your account and guarantees we will initiate all steps of the process within 1 business day of it becoming possible to do so (based on waiting periods) - if we miss this mark, we will offer you a refund. This guarantee does not apply if the tenant files responses, challenges your case or if the court rules against you in an eviction case. It also does not apply if we experience a delay due to information you provided, or actions you did not take when we prompted you to do so. The guarantee covers our processing time - it does not in an form guarantee success in your court case - no one can do that.
