30-Day Notice to Quit is used by landlords in New York to end a month-to-month lease, or when a tenant has overstayed the lease. If the only thing required is payment of past-due rent, the 14-Day Notice to Quit is used instead of this one. Note that for asking a tenant to vacate for any reason other than end of lease or non-payment of rent, there's another 30-Day Notice to Quit.
